A home warranty is a service contract that protects homeowners from the unexpected costs of repairing or replacing major systems and appliances that break down due to normal wear and tear.
I have homeowners insurance. Why do I need a home warranty?
Homeowner’s insurance, also known as hazard insurance, covers damages caused by fires, floods, wind, and other natural disasters. A home warranty, on the other hand, covers the repair or replacement of properly maintained household appliances and systems that break down due to normal wear and tear.*
My mechanical systems and appliances are aged. Is this covered?
The age of your home, its systems, or appliances doesn’t matter. We cover items that are in good working order and properly maintained.*
Can I enroll a home warranty plan if I am not in a real estate transaction?
Yes, you can purchase a home warranty at any time during homeownership. There’s no need to be involved in a real estate transaction to get coverage.
What are some examples of a claim being denied?
Choice Home Warranty does not cover pre-existing conditions—whether known or unknown—misuse, abuse, or failure to properly clean and maintain the covered systems and appliances.*
Do I need a home inspection before ordering a home warranty?
No, an inspection is not required, though it’s a good idea to ensure everything is in good working order. However, the contract does not cover any pre-existing conditions, whether known or unknown.*
When does coverage begin and when does it end?
Coverage begins 30 days after enrollment and payment of the applicable contract fees and lasts for the period specified in your policy, typically 365 days.* If you can provide proof of prior coverage from another warranty provider with no lapse in coverage, SHG can start your new policy as soon as your old one expires.
